Enlist a real estate agent for flawless home-buying

Looking for new digs is like shopping for a new car, sweater or iPod. You know what's on the inside, what it's made of and exactly what size, color and price to look for. You're so sure of these details that you couldn't possibly need help looking, right? Wrong. Buying the right apartment, condo or home is a huge decision and one that should be made carefully. Mary Erickson, a 13-year veteran agent for ReMax, says there are two main reasons people need to have a real estate agent during the process.
First, they can represent you during transactions. "The average person has no idea of the complicated legal issues that go on in a real estate transaction," she says. There are a number of different factors that an agent can negotiate on your behalf, including price, financing, terms, date of possession, and often the inclusion or exclusion of repairs and furnishings or equipment. In addition, your real estate agent can advise you on which inspections he/she recommends or that are required. Also, a real estate agent has more properties to offer. Sometimes a property may be available, but is not advertised. Your agent could be able to find it. "We have access to everything that is on the market as soon as it's there," Erickson says.
Once you've made the decision to enlist the help of an expert, the next step is how to find one. Erickson says the best thing to do is look for an agent that is experienced, trustworthy and works for a company with a good reputation. In addition, she says to find someone that fits your personality. "A Realtor that fits with you will make the experience educational and fun," she says. Look out for agents that try to make you spend more than you can afford. "My theory is to find an agent who advises you not what you want to hear, but what you need to hear," Erickson says.
